Bulgaria - Distant prospect for property investment

Bulgaria may seem a distant prospect for property investment but it is ripe with opportunities. The country is currently one of the best emerging markets in Eastern Europe and in 2006, property prices increased on average by 25%. As a new member of the European Union, this year’s projections look good for those with a Bulgarian property investment.

A 2006 report puts Bulgaria in the top ten countries for implemented new investment projects funded by foreign capital. There was an increase in the number of projects in 2006, of 104.3%, to 286, from 140 in 2005. Compared to other countries in the world, Bulgaria has performed well, but is behind the likes of China, Poland, Germany and Romania. Foreign investors financed 1,378 new projects in China in 2006.

Bulgarian property investment have seen a great increase in value in the last few years. Just ten years ago Bulgaria was simply another poor country from the Eastern bloc with crime and corruption, but now it has become a destination for real estate investment. The high amount of investment has turned Bulgaria into a property hotspot. Bulgaria has attracted foreigners for years, with its warm climate, beaches and winter resorts and relatively low-priced properties. However, interest grew into a boom during 2005-2006. Some say that times of great return on Bulgarian property investment is over, but Bulgarian properties have a lot to offer.

Buena Vista Holiday Village is a Bulgarian property investment situated north of St Vlas village, which occupies the northern part of the bay of Sunny Beach, overlooking the Black Sea. Buena Vista is an ideal retreat for relaxation. The fine golden sand, clean sea and sunny climate from May through to September make it a great spot for family holidays. As a Bulgarian property investment this could make for a great rental opportunity. Fifteen cozy studios and apartments, from 40 to 115 square metres, are available for sale. Buena Vista Holiday Village, consisting of eight separate four-floor buildings, has been designed in a 'C'-shape that enables all apartments to have panoramic views of the sea and swimming pool. Centred round the swimming pool and bar area, there will be 95 apartments, each with 45-130 square metres of living space. Every building will have a lift, and every apartment will have air conditioning.

If you are looking for something different as a Bulgarian property investment try The Vineyards resort, destined to be a prestigious new Bulgarian development on the Black Sea Coast. It takes its names from the surrounding by vineyards and is just a few minutes drive away from the historical town of Nessebar and the spectacular beaches of Sunny Beach. This spacious prestigious, gated five star hotel complex will have 34 traditionally designed detached villas and 224 apartments with fantastic sea views. The Vineyards is set on a 10 acre plot with an additional 4 acre vineyard and, as well as outdoor swimming pools and spa centre with sauna, jacuzzi and beauty salon, it will have its own winery on site. Location, style, extensive onsite facilities, and local golf and leisure complexes will all help to make The Vineyards a unique and desirable Bulgarian property investment.

The Vineyards will also be only five minutes drive from the new Kabland leisure complex where work has begun on this 194 million euro project. Proposed facilities at this Bulgarian property investment include an 18 hole golf course, small casino, horse-back riding track, tennis courts and polo grounds.

The Vineyards is near the site of the Battle of Aheloy, a significant battle fought in the sixth century where King Simeon the Great defeated the Byzantine emperor which made the Bulgarian state an uncontestable dominion on the Balkan Peninsula. Together, the developer and the heads of local government will build a museum to commemorate this event and to increase public awareness of Bulgarian history and heritage.

The aim of The Vineyards is to create a superior gated development, featuring a small five star luxury hotel, private detached villas and apartments. Unique features make this a superior Bulgarian property investment.
